Appeal #V-08-10

Applicant: Coach Homes in the Woods, LLC
Location 4330 Burton Street, SE

Request: The applicant wishes to construct a 1,500 square foot storage/service building to replace an existing 488 square foot (approx.) accessory building. The Kentwood Zoning Ordinance limits the size of the accessory building to 960 square feet in area. The requested variance is for an increase in area for the accessory building of 790 square feet.



Appeal V-08-11

Applicant: Domestic Real Estate Holdings, LLC
Location: 3570 28th Street, SE

Request: The applicant wishes to establish an open-air business (vehicle sales) on the property. The property has a lot width of 146 feet. The Kentwood Zoning Ordinance requires a minimum lot width of 200 feet for an open-air business. The requested variance is for a reduction of 54 feet to the minimum required lot width for an open-air business.





Appeal #V-08-14

Applicant: Lambert Stevens
Location: 5087 Mildred Ave. SE

Request: The applicant wishes to construct a 728 square foot detached garage. The garage would be setback five feet from the rear lot line; the Kentwood Zoning Ordinance requires that it be setback 30 feet from the rear lot line. The garage along with the paved surface for additional parking and garage access would cover approximately 60 percent of the rear yard; the Kentwood Zoning Ordinance limits all accessory uses and structures combined to covering no more than 30 percent of the rear yard. The requested variances are for a decrease of 25 feet to the minimum setback from the rear lot line and to permit coverage of approximately 60 percent of the rear yard by accessory uses and structures.



Appeal #V-08-15

Applicant Team Industries
Location: 4717 East Paris Ave. SE (w. side of Air West Dr. across from Team Industries facility)

Request: The applicant wishes to establish a parking lot on a vacant parcel in order to store semi-trailers. The parking lot would be on the opposite side of the road of the principal use. Parking lots are classified as accessory uses and as such are only allowed in connection with, incidental to and on the same lot as the principal use or main building. The requested variance is to permit an accessory use on a lot without a principal use or main building.
