Appeal #V-06-08
Applicant: Jonathan Borisch Location: 4511 East Paris Avenue, SE
Request: The applicant wishes to construct several additions to the existing building. The proposed additions will require that changes be made to the existing parking. The changes will result in additional parking being located within ten (10) feet of the East Paris Avenue right-of-way. Section 10.03.B of the Kentwood Zoning Ordinance requires that the parking be setback at least thirty-five (35) feet. The requested variance is for a reduction of twenty-five (25) feet to the minimum required front yard parking setback.

Applicant: George Oswald Location: 4937 Fuller Avenue, SE
Request: The applicant wishes to attach a 252 square foot carport onto the existing home. The proposed carport would be setback one (1) foot from the side lot line; Section 5.03.B of the Kentwood Zoning Ordinance requires a minimum side yard setback of seven (7) feet. The requested variance is for a reduction of six (6) feet to the minimum required side yard building setback.

Applicant: Bill & Rita Peterson Location: 5400 Settlers Pass SE
Request: The applicants wish to split a 10-acre lot located on a private road into two 5-acre lots. The private road is non-conforming with respect to lot curvature (several sections of the road have a curvature of less than 300 feet) and length (cul-de-sac road exceeding 1,320 feet in length). The Kentwood Zoning Ordinance requires that private roads be upgraded to appropriate standards when additional lots are allowed access to the private road. The requested variances are to permit an additional lot to be located on the private road without bringing the road curvature into compliance with current standards and to permit a lot to be created further than 1,320 feet from the single point of access.
