Appeal #V-08-17

Applicant: Dave Visser
Location: SW Corner of 44th Street and Walma Avenue

Request: The applicant wishes to construct a 51 unit apartment complex (2 buildings: 24 unit & 27 unit) at a density of 7.72 dwelling units per acre. The Kentwood Zoning Ordinance restricts the density to 7 dwelling units per acre for a maximum of 46 dwelling units. The requested variance is for an increase of 5 dwelling units above the maximum allowed by ordinance.


Appeal #V-08-18

Applicant: Refik Buric
Location: 2871 Daventry Court SE

Request: The applicant wishes to construct a 6-foot high privacy fence within 5.5 feet of Hampton Downs Drive right-of-way. Section 3.19.B.2 of the Kentwood Zoning Ordinance limits the height of solid type fences within 17 feet of the property line in the street side yard of a corner lot to 3 feet. The requested variance is for an increase in height of 3 feet over the maximum allowed by ordinance.

Applicant: JD Nol
Location: 5189 Eastern Avenue SE

Request: The applicant wishes to expand an open-air storage area for vehicles and relocated existing refuse containers. The paved area would come to within 4.5 feet of the north property line and a dumpster pad would be within 3.9 feet of the south property line; the Kentwood Zoning Ordinance requires a 20-foot wide landscape buffer along the north, south and west property lines. An oil tank for used oil is proposed within 15 feet of the north property line; the Kentwood Zoning Ordinance requires that it be setback at least 20 feet from the north property line. The requested variances are for a reduction of the required buffer zones by 15.5 feet along the north property line and 16.1 feet from the south property line and a reduction of the required setback of the oil tank by 5 feet.
