Applicant: Family Fare
Location: 5270 Eastern Avenue SE

Request: The applicant wishes to install two (2) wall signs; a 312 square foot sign on the west side of the building and a 212.5 square foot sign on the north side of the building. The Kentwood Zoning Ordinance allows only 200 square feet of sign area on the west side and 130 square feet on the north side. The requested variances are for increases in sign area of 112 square feet on the west side of the building and 82.5 square feet on the north side of the building.


Appeal # V-06-10

Applicant: Safe Haven Ministries

Location: 4620 Burton St SE

Request: The applicant wishes to operate a safe-house on the property. The property is zoned R1-C Single Family Residential and the Zoning Ordinance allows for single family uses. The requested use variance is to permit a safe-house to be operated in the R1-C Single Family Residential district as a single family use even though the functional equivalent of a family occupying the dwelling will exist for limited durations.

Applicant: Tischco Signs & Services

Location: Woodland Mall 3191 28th Street

Request: The applicant wishes to install a wall sign that would project 5? 8? from the building overhang; Section 16.05.A.6 of the Kentwood Zoning Ordinance requires that all wall signs be placed flat against the building and not project beyond a wall or architectural feature by more than one (1) foot. The requested variance is to permit a wall sign that is not placed flat against a wall and projects an additional 4? 8? from the building.


Appeal #V-06-12

Applicant: Y & K Party Store

Location: 5658 S. Division Ave SE

Request: The property owner wishes to demolish the existing convenience store and build a new 2,520 square foot store. The new building would have a front yard setback of 15 feet, a side yard setback of 5 feet from the south property line and a rear yard setback of 44 feet; the Zoning Ordinance requires a front yard setback of 35 feet, a rear yard setback of 50 feet and a side yard setback of 10 feet. The parking lot would have a front yard setback of 5 feet, side yard setbacks of 5 feet and 15 feet and a rear yard setback of 24 feet; the Zoning Ordinance requires a front yard setback of 35 feet and setbacks of 45 feet with 20-foot greenbelts from the north, south and east property lines. There would be a 5-foot landscaped buffer along the north and property line; the Zoning Ordinance requires a 10-foot wide landscaped buffer. There would be 12 on-site parking spaces; the Zoning Ordinance requires a minimum of 26 parking spaces.

The requested variances are 1) a reduction of 20 feet to the minimum front yard building setback, 2) a reduction of 6 feet to the minimum rear yard building setback, 3) a reduction of 5 feet to the required side yard building setback, 4) a reduction of 30 feet to the required front yard parking setback, 5) a reduction of 40 feet to the required parking setback from the north property line, 6) a reduction of 21 feet to the required parking setback from the east property line, 7) a reduction of 30 feet from the required parking setback from the south property line, 8) a reduction of 15 feet to the required parking buffer from the north property line, 9) a reduction of 5 feet to the required parking buffer from the south property line, 10) a reduction of 5 feet to the required landscape buffer along the north property line and 11) a reduction of 14 parking spaces to the minimum required by ordinance.

Thanks to Meadow Brook Elementary for their hospitality in hosting our City Commission Meeting this week.  It was great to engage our northeast citizens as well as get to know Principal Shaw and and his staff.  Such great things happening at Meadow Brook Elementary!

The Kentwood City Commission will hold its May 21st 7p meeting at Meadow Brook Elementary at 1450 Forest Hills SE. We are excited to “take our show on the road” and engage our northerly residents!

  • 28th Street Construction

    Resurfacing M-11 from Breton Avenue east to Patterson Avenue, and reconstructing M-11 from Patterson Avenue east to I-96 will take place from March through November of 2013.  Work also includes the addition of a right-turn lane, new sidewalk with ramp upgrades compliant with the Americans with Disabilities Act, municipal lighting and traffic signal upgrades.
